How Much Does an Office Fit Out Cost in Dubai in 2026? | By Barry Lee Cummings, Chief Digital Officer at Contractors Direct

Ask five contractors what an office fit out costs in Dubai and you'll get five different numbers.
That's not dishonesty. It's the nature of a project where the variables genuinely change everything. Understanding what drives the cost is how you budget smartly — and avoid the quote that looks great on day one but spirals long before handover.
The honest numbers
Office fit out costs in Dubai in 2026 range from AED 220 per square foot at entry level through to AED 1,500 per square foot and above for premium corporate builds. Here's how that breaks down by type:
Entry level / basic: AED 200 – 350 per sqft — functional partitions, standard finishes, basic MEP. Think 'typical call centre'.
Mid-level branded workspace: AED 350 – 550 per sqft — quality joinery and feature walls, acoustic partitions, considered interiors. Think blue-chip tech company.
High specification / corporate premium: AED 550 – 1,500+ per sqft — luxury finishes, custom joinery, full smart building integration. Think international law firm or family office.
For a typical 2,000 sqft office at low-mid range specification, expect an all-in budget of approximately AED 500,000 – AED 900,000, covering design, MEP, authority approvals, and furniture.
What drives costs up
People tend to focus on the finish when they should be looking at the structure. These are the biggest cost drivers in any commercial fit out:
- MEP works: Mechanical, electrical, and plumbing upgrades typically represent 40–55% of total project cost and are non-negotiable in most basic fit outs
- Joinery: Custom cabinetry in premium materials — oak veneer, walnut, marble, HPL — can shift the budget significantly.
- Partitions: Every enclosed meeting room adds partitions, doors, dedicated AC balancing, and independent lighting circuits
- Authority approvals: Dubai Municipality, DEWA, Dubai Civil Defence — plus DM, DMCC, DIFC, or Trakhees depending on your location — all add cost and time
- Furniture: Frequently underestimated in early budgeting and almost always quoted separately
Shell and core vs Landlord Finish vs Tenant Fit-Out — what are you're starting from?
Your starting condition matters as much as your specification.
Shell and core means building everything from scratch. Cat A is the landlord's base finish — raised floors, basic ceiling, standard AC — functional but completely generic. Cat B is where your investment actually lives: the partitions, meeting rooms, branding, joinery, and tech that make the space your office.
Most tenant spend sits in Cat B. And that's where the variables are widest.
Why the lowest quote is rarely the best value
Dubai's fit out market is active, competitive, and home to contractors who buy work with low headline numbers and recover their margin through variation orders — additional charges for scope they claim was never included.
The best protection against this is a contractor who will provide a fully itemised Bill of Quantities (BOQ) before anything is signed. Every line accounted for. No ambiguity.
At Contractors Direct, every contractor on our platform is pre-vetted and qualified before they speak to a client. That means you're comparing genuine, like-for-like proposals — not trying to decode why three quotes for the same office are AED 300,000 apart.
